Choosing the right Procurement Strategy

Choosing the Right Procurement Strategy

Every residential project is different, and there is no single procurement route that is right for every client or every home. The most appropriate approach depends on the project itself, the level of design development, the client's priorities, and how the professional team intends to work together.

Procurement should never be viewed simply as the appointment of a building contractor. It is the process of bringing together design, cost planning and construction in a way that supports the successful delivery of the project. When considered early during pre-construction, procurement becomes part of the wider project strategy rather than a decision made immediately before work starts on site.

For many architect-designed homes and major renovations, a collaborative approach during pre-construction can provide significant benefits. As the design evolves, cost planning evolves alongside it, enabling informed decisions before construction begins. This creates greater visibility of project costs, enables design decisions to be assessed against the available budget and reduces the likelihood of significant changes later in the project.

Different procurement routes support different project objectives. Some projects are best suited to a traditional competitive tender, while others benefit from earlier contractor involvement or a negotiated approach. Where appropriate, an open-book arrangement with an agreed overhead and profit can provide complete transparency, allowing the homeowner, design team and Principal Contractor to work together towards a shared objective rather than focusing solely on achieving the lowest tender price.

At Elevating Homes, procurement forms part of a wider philosophy of professional project delivery. Working alongside our in-house cost-planning capability, we consider procurement an element of the overall pre-construction process, helping clients make informed commercial decisions before construction begins and creating a stronger foundation for successful delivery.
