Practical Completion, Handover & Aftercare

Reaching the end of construction is a significant milestone, but completing a project involves much more than simply finishing the building work. A professionally managed handover ensures that the home is fully commissioned, certified and ready for occupation, whilst providing the homeowner with the information and confidence needed to enjoy their new home.

Practical Completion marks the point at which the project is substantially complete. Minor defects or adjustments may remain, but these should not prevent the building from functioning as designed. These items are typically recorded on a snagging list and addressed as part of the agreed completion process.

Before handover, several important activities need to be coordinated.

Building Control inspections should be completed, and the Completion Certificate obtained. For new build homes, the structural warranty provider will also complete its final inspection before issuing the relevant warranty documentation. Alongside these statutory requirements, specialist systems throughout the home should be fully commissioned, tested and certified.

This includes, where applicable, heating systems, ventilation systems, renewable technologies, electrical installations, plumbing, fire safety systems and any specialist equipment incorporated within the home. The objective is not simply to demonstrate compliance, but to ensure every system performs as intended and is ready for day-to-day use.

Documentation forms an equally important part of the handover process.

Operating manuals, warranties, commissioning certificates, electrical certification, air tightness test results, SAP documentation, product guarantees and maintenance information should all be organised and presented clearly for the homeowner. Providing this information in a structured format allows the property to be operated, maintained and serviced correctly throughout its life.

Handover is also an opportunity to familiarise the homeowner with their new home.

This is a normal part of the lifecycle of a new building and should be addressed through the agreed aftercare process, giving homeowners continued confidence as they settle into their new home.
